Smoking on the property will result in a smoking fee of $150 GUESTS Guests are only allowed a maximum of 2 visitors for the entire duration of the stay. Under no circumstances will visitors be allowed to stay the night. Violation of this rule can result in an additional fee of $100 per additional guest. PARTIES Parties, gatherings, and functions of any kind are strictly prohibited on the Airbnb property GARDEN You may pick 1 Fruit per guest for the duration of the stay. Excess picking will result in a $100 fee per booked night. The home has many fruits so please ensure to keep all doors closed and windows to ensure no additional uninvited guests enter the property. PET FEE We are a dog friendly property so we welcome pets. Here are some basic rules: Please add your pets on reservation. Please do not let pet on furniture. Please let your pet out so as to avoid accidents. If there is an accident, please clean up immediately and also report so that thorough cleaning may occur. If you report to the property with a pet and did not disclose on the reservation, an additional $20 will be added to the initial pet fee. RESTRICTED AREA Guests are prohibited from entering and using the outdoor shed. Under no circumstances will guests be allowed to enter these areas. Please adhere to posted signs. In addition, Our backyard is currently undergoing renovations. Guests are welcome to use the space, but we kindly ask that you proceed with caution. LATE CHECK-OUT FEES: An un-scheduled late check-out affects future guest reservations and housekeeping schedules. While we understand the desire of some guests to stay beyond our standard check-out time, please also understand that we need ample time to prepare our property for the next guests. In the event you need a late check out, please communicate with us and if anything may be accommodated we will be happy to discuss. In the event a guest stays beyond their original scheduled check-out time, we will be forced to charge a late check-out fee equivalent to one-night’s stay based on our current nightly rate. This fee will cover the re-scheduling of our housekeeping staff, and potential lost income from missed bookings. We hope for your kind understanding on this matter, and we truly appreciate your cooperation. BATHROOM Do NOT flush anything other than waste and toilet paper down the toilet- no feminine products or baby/facial wipes. If a plumber has to be called during your stay or on the day of checkout and it is determined that a blockage occurred you will be charged $200 GRILL USE: If you used property grill please clean grill. If left unclean an additional cleaning surcharge fee of 50$ will be charged. FAILURE TO NOT FOLLOW RULES: Breach of any of these house rules is a breach of the terms and conditions of occupancy. We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules. In any case, please use common sense while staying in our home. If you’re unsure about any house rules and require further clarification, please feel free to reach out. 28+ BOOKED GUESTS: For guests with stays longer than 28 days, a short term rental agreement is signed prior to check in date, which contains additional terms and conditions that are considered an addendum to these house rules.
